DEVELOPMENT TRENDS

 

Subdivision Activity

From 1980 to 2001, platted subdivision activity approved by the Planning Commission within the township has been limited. Two residential and three industrial park subdivisions have received final approval (see Map 11). A total of 107.35 acres were subdivided into 41 residential lots and 103.56 acres of industrial zoned land were developed into 34 industrial sites (see Table 13).

A total of 20 minor subdivisions were reviewed by the Planning Commission from 1999 to 2001. These subdivisions represent new lots that are 5.00 acres or less in area and have frontage along an existing public road (see Table 14).

Housing Starts

Based upon permits issued by the county building department, 392 new single family homes were erected in Burton from 1970 through 2001 (see Figure 9). Compared to the other townships within the county, Burton ranked fourteenth regarding the total number of housing starts (see Map 12), averaging approximately 12 per year (see Figure 10). Based upon the average of housing starts over the last three decades, an additional 228 new single-family dwellings may be constructed in the township by the year 2020 (see Figure 11).

Home Sales

Since 1990, an average of 24 single-family home sales per year have occurred in Burton (see Table 15). The average sale price for a dwelling has risen from $85,433 in 1990 to $164,263 in 2001 (see Figure 12). This represents over a 92% increase during the last decade, ranking Burton thirteenth compared to the other townships within the county (see Figure 13). However, with respect to the average sale price for a single family dwelling in 2001, Burton was ranked tenth (at $164,263) in relation to the other townships and was below the county average of $178,672 (see Map 13).

Housing Units

The 2000 census data revealed that 90% of the housing units in the township are owner occupied. The number of renter occupied units in the township decreased by almost three percent since 1980.

Households

The number of households in the township increased between 1980 and 2000 by almost 17%, however, the number of persons per household has decreased, as shown in Table 17. Both the township and the county figures reflect a smaller number of persons per household. Since 1980, the number of persons per household in Burton Township has declined from 3.37 to 3.02 in 2000. The county figures reflect a similar trend falling from 3.23 in 1980 to 2.87 in the year 2000 (see Table 18).

Value of Owner Occupied Housing Units

According to the 1980 and 1990 census data, the majority of owner occupied housing units in the township were valued at $50,000 to $99,999. Pursuant to the 2000 Census data, the majority (77%) of owner occupied housing units were valued at $100,000 and above. Between 1990 and 2000, the median value on these units increased by almost 70%. A similar increase occurred at the county level (see Table 19). Burton was ranked eleventh compared to the other townships with a median home value of $139,300 per the 2000 Census and was substantially below the county median value of $182,400.
